Commercial Building Survey
A Building Survey (previously known as a "structural survey") is a customised service suitable for all commercial and residential properties, giving full details of a property's construction and condition. You are likely to need this type of survey if, for example, the property is unusually built or run-down, if the property has been significantly altered, or if you are planning a major conversion or renovation.
Building Surveys are usually tailored to your needs. The report includes detailed technical information on materials and construction, as well as details of the whole range of defects.
The Building Survey is an investigation of the construction and condition of the building, and does not normally include a Valuation, although this can be provided on request.
If a property is in fairly good repair, and a new Tenant is arranging a lease, a Schedule of Condition is sometimes drawn up. This is different to a Building Survey as it is a record of the condition of the building with consideration to the Terms of the Lease.
